Exciting things are happening at the Guest Cottage that I haven’t shared all in one place yet. This update might appeal more to those interested in the remodeling process or the finer details of the renovation. The design of the kitchen and what we’re calling the “speakeasy” is still in the brainstorming stage, with ideas being tossed around but nothing finalized. The bathroom is coming together nicely, with most of the foundational work like electrical, plumbing, and HVAC already completed. Here’s a breakdown of the latest progress:
Foundation Repair – Check

Our contractors, Foundations First NW, completed the foundation repair work a few months ago. The focus was on making the foundation safe without a complete overhaul. While there are still some imperfections like a slight slope in the old prop room, we opted for a more cost-effective solution at around $20k instead of a full $100k+ renovation. The bathroom now has a new foundation, and additional support has been added underneath the house with steel adjustable posts and a new beam. The work was done efficiently, and we’re pleased with the outcome.
Electrical Updates

About half of the rough electrical work is complete, and we’re thrilled that surface mount junction boxes were used without the need for conduit, preserving the original wood paneling in the living room, prop room, and future office space. This clever solution ensures that the wiring remains hidden without compromising the integrity of the design. Once the project is finished, I’ll be happy to share the electrician’s contact information, as we’ve been extremely satisfied with their work.
HVAC – Heating and Cooling

Following the successful installation of a Quilt mini-split AC/heat unit in the gym, we decided to partner with them to provide heating and cooling to most of the rooms in the cottage. This solution eliminates the need for a complex ducting system, allowing us to control the temperature in each room independently. GreenSavers, a local company specializing in HVAC installations, is assisting with the project, ensuring a seamless integration of the system into the existing structure.
Roof Repair in Progress

The roof of the cottage is currently being assessed for repairs. While it’s not in great condition, we’re exploring options to patch it up rather than replace it entirely. The goal is to address the most critical issues without compromising the overall look and feel of the house. The crew is working on providing a quote for the necessary repairs, with the possibility of a complete overhaul still under consideration.
Framing Underway

Although there are no plans to alter the layout, several ceilings require repair work before proceeding with wiring, insulation, and skylight installation. Additionally, adjustments will be made to a door and window in the bathroom, while two windows will be removed for practical and aesthetic reasons. The current phase involves the initial framing work, with subsequent phases focusing on electrical, plumbing, and insulation before finalizing the water closet and shower room in the bathroom.
