How Caitlin Got A Crash Course On How To Sell Her Childhood Home And What She Thinks You Should Know

I received some devastating news recently – my mom passed away, and it happened on Christmas day. Her battle with stage IV cancer, which had been ongoing for a decade, finally came to an end. Although her passing wasn’t entirely unexpected, it still hit me hard, especially after such a challenging year.

Reflecting on the past four months without her, I can only describe it as being thrown off a waterfall in a barrel. I feel lost and adrift, waiting for the day when I can stop using water metaphors to explain my emotions. Despite the pain, my mom, Brenda, maintained her humor until the end, joking about my tears and reminding me to be strong. She faced similar loss when my dad passed away at a young age, leaving her to raise me as a single mother.

Now, I find myself tasked with selling my childhood home, a responsibility that Brenda foresaw and prepared me for. She made sure the property was in a revocable living trust, scheduled necessary maintenance, and even arranged for a cleaning service to help with the process. Additionally, she organized her affairs in a way that has made this transition smoother for me.

Preparing to Sell the House

  • Decluttering: Sorting through years of documents and belongings is the first step in preparing the house for sale. It’s a daunting task but necessary to move forward.
  • Donations: Finding organizations to donate items to can help those in need and simplify the decluttering process.
  • Cleaning Out: Clearing out each area of the house systematically is time-consuming but essential for a successful sale.
  • Realtor Engagement: Enlisting the help of a realtor can provide valuable insights on what improvements are worth investing in.
  • Updates: Making necessary updates to the property, such as new flooring and landscaping, can increase its market value.

Financial Considerations

Preparing the house for sale has come with significant costs, totaling over $26,000. From essential repairs to cosmetic upgrades, the expenses have been substantial. Despite the financial strain, I remain committed to seeing this process through.

The listing price for the house reflects its updated features and competitive market value. While alternative selling options were considered, I opted for a traditional sale to ensure the home goes to a deserving buyer rather than a corporation.

As I finalize preparations to list the house, I reflect on the emotional journey of letting go of a place filled with cherished memories. The support of my colleagues at work has been invaluable throughout this challenging time, and I am grateful for their understanding and compassion.
